SHOWING INSTRUCTIONS, CERTIFICATION, AND RELEASE

Please print these instructions out or look at them on your phone when you are at the property. 


For self-guided showings, you will need to have present and operable at the property a cellular device enabled with SMS/text messaging access. Once you have confirmed your appointment, you will receive a code and/or further instructions for access. 


After viewing the property, lock and close all exterior doors and secure the key in the keybox.


If there is an issue with the keybox, key, or exterior door hardware (locks, latches, knobs, handles, etc.) please notify DS Huber Real Estate Group LLC immediately at 517-507-9993.

COVID-19 Specific Release


Prospects attending showings with an agent should meet their agent at the property and wait in their car for the agent to arrive.


By scheduling a viewing at our listed properties, you agree to the following conditions: 


 

  • We have requested a showing of property. We acknowledge that COVID-19 represents a serious health threat to persons exposed to it and assume the risks associated with possible exposure to COVID-19 during the showing.
  • We acknowledge that the law requires: (a) no more than four persons may attend a showing at any one time; and (b) all persons must maintain a 6 foot social distance at all times.
  • We will not touch any surfaces in the property. We will not turn on or off lights or close interior doors. We will not open or close windows. We will not share phones, pens, tablets, etc., with anyone else attending the showing.
  • We certify to the best of our knowledge, information and belief that during the last 14 days, neither we nor any members of our household have been exposed to, diagnosed with or quarantined as a result of COVID-19 or have experienced a fever, cough, shortness of breath or other cold or flu-like symptoms. (In the event of such exposure, no in-person showings shall be permitted until the end of the quarantine period recommended by the CDC and the State of Michigan).
  • We will not bring anyone to the showing who does not need to view the property, and we will minimize the time physically present at the home.
  • It is encouraged that we wear gloves and masks while viewing a home and use hand sanitizer immediately prior to entering the home and upon exiting the home.
  • We hereby agree to release, defend and hold harmless the Brokerage, the listing broker, and their respective agents and employees from any and all claims and liability resulting from exposure to COVID-19.

 


TERMS AND CONDITIONS


Please read this Electronic Communications Consent ("Consent") carefully, as it contains important information. In this Consent, "we", "us", and "our" refer to DS HUBER REAL ESTATE GROUP LLC, ITS SUBSIDIARIES, AND/OR ASSIGNS. "You" and "your" refer to the person giving this consent.


  1. If this is a consumer transaction (meaning a transaction you are entering into for a personal, family or household purpose), we may be required by law to provide you with certain information related to this transaction "in writing", which means you have the right to receive such information on paper. With your consent, we may provide this information to you electronically, instead.

    For both consumer and business transactions, we also need your general consent to use electronic records and signatures. If you do not consent to the use of electronic records and signatures, you will be unable to proceed electronically, and will need to make arrangements with us to complete the transaction using paper documents.

    If, after reading this information, you consent to the use of electronic records and signatures, please click on the "I Accept" button at the bottom of the page. Your electronic signature on the documents related to this transaction will be just as enforceable as signing the same documents on paper using a handwritten signature.

    What Information Will Be Provided Electronically. This Consent applies to all agreements, documents, notices, disclosures, and other information related to this transaction that we may provide to you now or in the future. We retain the right, at our option, to complete the transaction and deliver information to you on paper.
  2. Your Right to Paper Copies. You will have the opportunity to print out and retain a copy of all documents you review or sign as part of this transaction.
  3. Updating Contact Information. Contact information may be updated at any time by contacting us at the contact information set forth in the transaction documents.
  4. System Requirements to Access Information. To complete this transaction and receive information electronically, you must have: (i) an up-to-date version of an Internet browser we support (including Microsoft Edge, Chrome, Firefox, and Safari); (ii) a connection to the Internet; (iii) an up-to-date version of an email management program and active email address; (iv) an up-to-date version of a program that reads PDF files; (v) a computer and operating system capable of supporting all of the above. You will also need a printer if you wish to print and retain records on paper, and electronic storage if you wish to retain records in electronic form.
  5. How to Withdraw Your Consent. If you decide to withdraw consent before completing the transaction, you may do so by (i) clicking the "Cancel" button at the bottom of the screen; or (ii) exiting the process and closing your browser window before completing the signing process. If you withdraw consent before a transaction is complete, you will be unable to proceed electronically.
  6. Consumer Transactions. If this is a consumer transaction, you have the following additional rights:
  7. Obtaining Paper Copies. You have the right to obtain paper copies of any information we are required to provide you "in writing" and may request such paper copies by contacting us at the contact information set forth in the transaction documents. We may charge you a service fee for any paper copies you request. Any service fee will be disclosed to you before you are charged.
  8. Withdrawing Consent. If at any point you do not wish to complete this transaction or receive information electronically, you may withdraw your consent by contacting us at the contact information set forth in the transaction documents.
  9. Acceptance and Consent. By clicking the "I Accept" button below, you are agreeing to the following:

  11. You consent to the use of electronic signatures and records in connection with this transaction;
